What is EAM?

Technical definition

Enterprise Asset Management – system support and ways of working for managing physical assets throughout the lifecycle: investment, operations, maintenance, upgrade and retirement – including finance, risk and compliance.

In brief

EAM answers the owner’s question: what do we own, what does it cost over the lifecycle and when should we invest? CMMS answers maintenance’s question: what needs to be done this week?

The Challenge

Investment decisions are often made without asset data: reinvestments are planned on age instead of condition, and the lifecycle cost (LCC) is a calculation done once at procurement. At the same time, ISO 55000 and a growing number of financiers require asset management to be systematic and traceable. Without a shared information structure between finance, engineering and maintenance, EAM remains a paper product.

EAM as an IT project: The system is the easy part. Without decided processes for investment, condition assessment and retirement, you are just maintaining a database.

Duplicate registers: When finance’s asset register and engineering’s object register live separate lives, every annual report and audit becomes a manual reconciliation.

Everything at once: Full EAM maturity is a journey. Start with the register and the most capital-intensive assets.

Build condition data stepwise: Connect operational data to the assets where it yields the greatest investment value first.

Keep LCC alive: The lifecycle calculation should be updated with actual outcomes – not archived after procurement.
