What is BAS?

A BAS (Building Automation System) is the collective system that controls and monitors a building’s technical installations – HVAC, lighting, access control, fire safety – collecting sensor data, running control logic and presenting results to operators.

Technical Definition: A collective term for the systems that control and monitor a building’s technical installations – HVAC, lighting, access, energy, fire safety. The BAS collects sensor data, runs control logic and presents results in an operator interface (HMI/SCADA).

Why it matters: A BAS is the nervous system of a smart building. Without it, energy cannot be optimised, faults cannot be detected automatically, and occupant comfort is managed by guesswork rather than data.
